In Solidarity with the PittsburghJewish Community
Turning darkness into light;
pain into growth
Dear Friend,
Our hearts are shattered by the heinous and horrific
attack on our brothers and sistersin Pittsburgh. We mourn the 11 holy souls who were so cruelly torn from our midst, and pray to G‑d to provide strength and comfort to their shocked and grieving families. Their unfathomable pain is shared by the entire Jewish people and all people worldwide.
We further pray for the complete and speedy healing of
the injured, of the survivors and of the entire Pittsburgh community.
No words can possibly describe this pure evil. Jews who
gathered to pray and celebrate Shabbat were killed for no reason other than the fact that they were Jewish. Again: While praying! On Shabbat! The killer’s bullets we're aimed at us all. “All Jews must die,” he yelled while opening fire.
What is the remedy to such senseless hatred?! What can
we possibly do to eradicate it?
The Lubavitcher Rebbe, of righteous memory, answered
this a number of times, with clarity and conviction:
Boundless love.
Cold-blooded, fanatical, baseless, relentless hatred can
be uprooted from its core only by saturating our world with pure, undiscriminating, uninhibited, unyielding love and acts of kindness.
Today more than ever, we need to spread love and unity;
positivity and light.
We must continue to walk to our synagogues proudly. And,
even as we grieve and mourn, we must increase exponentially our acts of goodness and kindness.
Some of the injured were law enforcement heroes who
willingly chose to put their own lives in danger to help others. We stand in awe of their courage and dedication. And we are grateful to live in a country that protects our right to live openly and proudly as Jews. We value immensely the friendship and outpouring of support from so many of our fellow Americans.
* * *
To help illuminate this thick darkness and eradicate evil, let's join
forces with the Jewish community of Pittsburgh. Our brothers and sisters in Pittsburgh -- and the entire world! -- need our prayers and mitzvot (good deeds) now more than ever!
The rabbis, rebbetzins and staff of Chabad-Lubavitch in Pittsburgh
are doing their utmost to support the grieving families and the entire community. They are also committed to increasing the sense of Jewish unity and Jewish pride.
In that light, they have called for a campaign to install (affix) 1,100
Mezuzot in the Pittsburgh region, a hundred Mezuzot in the memory of each victim that lost their lives in the attack.
We are all one family. Your loss is our loss. Together we mourn,
together we cry.
Let's show them we care. Let's join them!
Regardless of where you live around the globe, you
can join this campaign. If you don’t have a Mezuzah at your door(s), please do so in honor of the victims. Even if you have a Mezuzah at your front door, you can fulfill this Mitzvah by adding a Mezuzah in other rooms inside your home.
If you already have Mezuzot on all doorposts of your home
and office, please considerchoosing another Mitzvah in their honor.
In addition, you can also add your very own condolences note
that will be hand-delivered to the families of the victims.
May this global show of unity bring some solace to the families
and bring healing to our fractured world.
Let us beseech G-d to send healing and comfort to the grieving
families, and pray that He quickly eradicate all evil and hatred and usher in the coming of Moshiach, speedily in our days.
Let us pray fervently for the complete
and speedy recovery of the injured!
In the merit of our collective mitzvot and prayers, may each of
us -- and all of us as one! -- be comforted at this extraordinarily challenging time.

Let's Talk Hot Off The Press...
Naples, Florida (October 19, 2018) - One year after Hurricane Irma, overall closed sales in Naples increased 62 percent to 644 homes in September of 2018 compared to 398 closed sales of homes in September of 2017. According to broker analysts, this impressive increase in month over month sales is a result of the effect of the hurricane when homes sales halted following the massive storm.
"The September Market Report shows how resilient and desirable our market is," said Lauren U. Melo, PA, Licensed Real Estate Broker with Florida's Realty Specialists. "A three percent increase in pending and closed sales, year over year, is strong considering the reduced sales activity during the troubled period following the hurricane. This was when many sellers were making repairs caused by the hurricane. The September statistics show that our market is in a good position to see positive activity for the fourth quarter."
Overall pending sales in the third quarter are up 20 percent, closed sales are up 13 percent, the median closed price is up 3 percent, inventory is up 4 percent, and the days on market decreased 1 percent; all indicators that the third quarter real estate market in Naples remains strong.
"Luxury properties are driving the market in the third quarter," remarked Coco Amar, Managing Broker of John R. Wood Properties. "Third quarter pending sales in the $1 million to $2 million price category are up 18 percent and in the $2 million+ category they are up 50 percent compared to the pending sales in the third quarter of 2017."
According to the 3Q 2018 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), closed sales of homes between $300,000 and $500,000 increased at a higher rate (24 percent) than other price categories during the third quarter. Sales of homes between $1 million and $2 million increased 18 percent to 122 homes for the third quarter of 2018 from 103 homes for the third quarter of 2017. Overall closed sales in the $2 million price category increased 20 percent in the third quarter of 2018 to 79 properties from 66 properties sold in the third quarter of 2017.
Most remarkable in the 3Q Market Report was the strong activity in the condominium market where pending sales increased 21 percent and closed sales increased 20 percent compared to the third quarter of 2017. The single-family home market also saw a strong increase in overall pending sales activity which was up 20 percent and its closed sales activity was up 6 percent.
"Even though the overall median closed price for the 12-months ending September 2018 increased 5 percent to $344,000 from $329,000, median closed prices for homes below $1 million saw no change in price, compared to 12-months ending September 2017," said Brenda Fioretti, Managing Broker at Berkshire Hathaway HomeServices Florida Realty. "In fact, only homes priced between $1 million and $2 million in the 12-months ending September 2018 saw an increase, which was 3 percent to $1,375,000 from $1,340,000. The median closed prices for homes over $2 million decreased 4 percent year over year to $2,991,00 from $3,100,000."
The NABOR® September and 3Q 2018 Market Reports provide comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. The NABOR® sales statistics are presented in chart format, including these overall 3Q (single-family and condominium) findings:
According to Jeff Jones, Managing Broker for Engel & VölkersNaples and Bonita Springs offices, "Sales activity in East Naples was impressive during the third quarter. This geographic area saw an increase of 21 percent in its closed sales and an increase of 16 percent in its inventory compared to the third quarter of 2017!"

One Collier will generate approx. $490mill. To generate the approx. $70mil/year a local option sales surtax would generate, Collier County Gov. would need to increase its tax rate by .793 mil, from $356 per $100k of taxable value to $435 per $100k of taxable value.

Florida Realtors
Ignore Amendment 2 Misinformation
Visit https://twitter.com/floridarealtors For More Information.
You may have received an email recently claiming Amendment 2 is not for everyone, especially Realtors®. If you have not already placed it in your junk folder, I hope you will do so shortly, as it is false information being pushed by a group that makes money challenging the sky-high property tax assessments that Amendment 2 prevents.
As a reminder, Amendment 2 is for everyone because it preserves the 10 percent cap on annual tax increases of non-homestead property taxes. It is not a tax increase nor a change to current law.
The email that was circulated contained false information about portability. The truth is, portability has nothing to do with this amendment. Whether it passes or not, non-homestead property owners and buyers will still not have that portability. However, if it does not pass, all non-homestead property owners are at risk of massive and unpredictable tax increases.
Another bit of false information they are pushing is that the annual cap takes money away from local services and the education needs of our communities. This is a ridiculous notion. Local governments have been doing just fine with the cap in place for the last 10 years, and the taxes collected from these properties are completely separate from the local taxes that fund schools.
This may not be the last of these misinformation attempts, especially as we get closer to the November 6 election, so I hope you take each of them with a massive grain of salt. So, no matter what some non-Realtor group may have to say about Amendment 2, please know that it really is good for you, me and everyone else.
Sincerely,
Christine Hansen

New-to-Fla. homebuyers should
update their estate plan
FORT MYERS, Fla. – Oct. 2, 2018 – There are good tax reasons to move to Florida: State residents don't have to pay state income tax, they enjoy property tax caps through the state's Save Our Homes Amendment, and Florida also doesn't have a death tax.
However, it's essential for new Florida residents to update their Revocable Trust documents because of the state's descent and devise laws surrounding Florida homesteads.
Under that law, if a homeowner is survived by a spouse, absent any nuptial agreement waiving certain rights, it becomes necessary to devise the home outright in fee simple to the spouse. Otherwise, the will or trust contains what is known as an "invalid devise," in which event the spouse receives a "life estate" interest in the home, and the children of the deceased receive a present "remainder" interest.
Also, if the homeowner wants to sell the home, the children must agree and sign any listing agreements, contracts to sell or deeds.
Further, the children are entitled to part of the proceeds of the sale of the home.
